My temperament sees the glass half full, thus the excellent rating. 1, I moved here so that my daughter could attend school in the Lemon Rd., Kilmer Middle, and Marshall High boundary. The rigorous academic environment prepared her for acceptance in a top tier research private University. 2, An excellent location in the Tysons Corner area within minutes to Rt. 66 and the Beltway making my commute to work easy accessible. 3, Quiet, peaceful, safe neighborhood with very nice neighbors. 4, Modern, comfortable with bright windows patios. 5, Swimming pool, fitness room, lots of green space, gorgeous mature trees, birds, squirrels, bunnies, and across the street, we can walk to Trader Joe's, restaurants, gas stations, and Pete's coffee. 6, New sliding doors and new windows keep the external noise away. 7, Amazing staff on site, Lisa and Michael in the office and great maintenance. 8, Reasonable rent.
submitted by Carlita - |Recommended: YesOverall satisfied — Perfect proximity to a lot of shopping, and right in between 64 495. Just a few complaints, that I hope can be remedied with the new management 1. Crickets. An unreasonable amount of camel crickets make their way into my apartment. I've put in several maintenance notices about it, but they havent gone away. 2. Maintenance staff became lazy, taking days to get to requests, marking things complete, when I can see nothing was done, and they stopped leaving notes to let me know what work was done. 3. There's too many unused reserved spots. If some of these were removed, it would make parking a little easier for all. Right now they're just wasted space. I typically don't have an issue finding a spot, but my apartment is conveniently in the center of the community. 4. NOISE. Huge problem Shower pipes, neighbors walking upstairs. There's literally no insulation and everything can be heard. 5. Utility billing is posted way too late in the month. Giving no time to budget properly.
submitted by Jean K. - |Recommended: YesGood Place , Not a Great One — This is a good community in terms of its location, especially for the people working in Tysons McLean. A few negatives that we have felt are as below . 1. Noise proofing . The apartment units are a bit old and so is the hardware such as the pipes, taps and showers. Due to this reason, noise is not insulated. If your neighbor opens his shower, it is well heard in your apartment with a large amount of noise. We are facing this issue since our neighbor has his bathroom adjacent to our bedroom and we loose sleep as he she takes a shower in the early morning hours. 2.Parking is also a problem . As our unit is towards one end of the community, on the days we shop for groceries we need to work really hard to get our stuff transported all the way up to our apartment. Also , if we come a little late , we don't have an option other than to park outside the community the parking lot next to the service road . The below review is for the earlier community management Bainbridge 3. Utility Billing is a joke. They use a method called Ratio Utility Billing RUB system for calculating the utility bills . This method relies on the principle that there will be only one bill for each building in the community and that bill will be shared between the units based on the Square footage and Occupancy of the units. Most often than not , you end up paying unreasonably high utility bills for all of the utilities including electricity, gas and water meaning you end up paying for the reckless usage of your neighbor . This has been a long existing problem , the Bainbridge management has not been able to find a reasonable solution for the problem.
